Assessor Issues Property Valuations and Outlines Appeals Process

The Douglas County Assessor, Teri, Cox, has issued a reminder to real estate property owners that their 2009 Notice of Valuation from the Assessor’s office will arrive shortly after May 1 and that there is a process for appealing a property value.

“The current actual value listed on the notice should closely represent the market value of the property effective June 30, 2008. The notice will also give estimated taxes for 2009,” said Ms. Cox.  “This tax figure is based on the 2008 mill levy and is an estimate only,” she said. “Also we want to remind recipients to check their Notice of Valuation thoroughly. This is the best opportunity for an Assessor-level review of your property value for the 2009 tax year,” said Ms. Cox.

The Notice of Valuation includes information about the legal right to appeal the property value, as well as a form with which to process the appeal. If a property owner believes that the real property has been incorrectly valued or classified by the Assessor, or that it was not valued fairly as compared with other properties, the value may be appealed between May 1 – June 1, 2009, if the objection is mailed or will be presented in person.  Faxes and on-line protests will be accepted through 12:00 (midnight) June 1, 2009.

Protests may be filed by mail, fax, in person or on-line. To appear in person, call 303-660-7450 to make an appointment.  When filing by mail, fax, or in person, the second page of the Notice of Valuation is the form to use to file an objection. To protest property value, complete the reverse side of page two, sign and return it to the Assessor’s office.

To file on-line, please visit the Assessor’s website at www.douglas.co.us/Assessor, choose the on-line protest link, and follow the directions. The account and security numbers from your Notice of Valuation will be required to file on-line.

Hearings in Parker will be held at the Parker Town Hall, 20120 East Mainstreet, Parker, on Mondays, May 4, 11, and 18 and Wednesdays, May 6, 13, 20, 27 from 9:00 a.m. – 4:00 p.m. by appointment only.

Hearings in Lone Tree will be held at the Douglas County Park Meadows Substation, 9350 Heritage Hills Circle, Lone Tree on Tuesdays, May 5, 12, 19, 26 and Thursdays May 7, 14, 21, and 28 from 9:00 am through 4:00 pm., by appointment only.
